Hello and welcome to the TC Exchange Podcast. I'm your host Amity Krause and today we're diving into an exciting and crucial topic: Marketing 101 and How to Get Clients for Your Transaction Coordinator Business. Now, whether you're just starting out or looking to expand your client base, this episode is packed with practical tips and strategies tailored for the unique world of TCs. Understanding Your Market (01:41)
First things first, understanding your market is key. Ask yourself who are your ideal clients? Are they high volume, real estate agents, brand new agents, or, perhaps a niche market like luxury or commercial real estate? Knowing your target audience helps tailor your marketing efforts effectively. You want to be really specific with this. Who are they? How old are they? Give them a name? What are their hobbies? Everything you can think of about them. What are their pain points? What are the unique things about you that will solve their problem? This way when you're crafting your messaging, you know who you're talking to.
Remember your messaging is not so much about you, it's about your client and the unique way that only you can help them. Your marketing is about meeting your clients where they are now and escorting them across that bridge to where they can't help but want to work with you.
The Digital Presence (02:40)
Now, in today's digital age having a strong online presence is non-negotiable. It might not be necessary to start out with a very professional website with amazing branding and logo.
Social media: There are two things that I would start with first social media. Create a presence and start putting out content, show up consistently, and share great relevant content that speaks directly to your ideal client. Engage with them. Ask them questions. Build a relationship and start building credibility.
Email list: The other thing I think that is so powerful is your email list. This is where you can share things directly with your clients, like a newsletter, a podcast, a blog. The beauty of the email list is that you can control it. I don't know if you recall, but several years ago, there was an incident where social media (I think it was Facebook) was down. Those with email subscribers didn't miss a beat because they still showed up for their ideal client that day. The other thing about that is that you own that list. You have control of it, just like the agents own their database. And it's a very, very valuable asset in your business.
Now, one thing I do want to note is DON’T spam your clients. Meaning don't buy those email lists. Please don't reach out to your local MLS and get all of the list of the current agents with that MLS and send the mass email. Don't do that. Showing up in your ideal client's inbox or dms or text messages uninvited is incredibly annoying and spammy. And if that person is on the do not call list, you could be headed down a path of trouble and fines. So present yourself authentically in the way that you gather email addresses. Whether that's through converting lead magnet or through my next tip, networking.

Networking (05:03)
Networking is the lifeblood of any business. We did a whole episode, not too long ago. (Episode 3) The link will be in the show notes. You're going to want to attend local real estate events. Join online groups on Facebook and LinkedIn, and even consider doing classes at a local brokerage.
Also partnerships with related businesses like mortgage brokers and home inspection services.
Remember building relationships is about providing value and genuine connections, not just handing out or collecting business cards. As a TC, you do have a wealth of knowledge. Think about this: if you are processing maybe 15-20 files a month you're going to be working with several agents. You're going to be seeing more transactions and more unusual things than a single agent would so you have some great tips to provide. So make sure that you share it. I mentioned before starting a blog, like our very own, The Compass, or even a YouTube channel, offering tips and insights.
This positions you as a thought leader and it helps build trust with potential clients.
The key is to know what your clients want and how to deliver it to them. For example, I pivoted from The Compass to this podcast and it's been fun, not only for myself, but for my clients as well.
Testimonials (06:39)
Never underestimate the power of a good review. Encourage satisfied clients to leave testimonials on your website and social media. Word of mouth is incredibly powerful in the real estate industry, so delivering exceptional service to every client can lead to referrals and repeat business. Just like you'll likely request reviews for your agents at the end of the transaction, from their client, you'll also want to ask your agent for a review. You can even ask the title office and the lender for a review as well.
Paid Ads (07:14)
While organic growth is great, sometimes a little boost is needed. Maybe you can't start out with this right away, but when you can consider paid advertising on platforms like Google or Facebook. Target your ads to your ideal client demographic and geographics and monitor the performance to tweak your strategy as needed.
